Some factors to consider include:

  • Experience: If you’re buying a property, your solicitor will make various searches and check the title to the property (that is, the information registered about the property at the Land Registry or the deeds and documents for the property if it has not yet been registered). This process ensures that the property you are purchasing does not have any matters affecting it that might affect your enjoyment, both now and in the future. Solicitors with many years of experience in reviewing title documentation and searches are more likely to spot potential problems and know how to address them.
  • Location: Although some people prefer to use a local solicitor, location is not really that important when it comes to choosing someone to do your conveyancing. Most of the transaction takes place via the phone, email and post.
  • Price: It might be tempting to pick the cheapest possibly service but take care. A lot of cheaper services are so-priced because they add in extras to their quote along the way. Make sure the quotation includes absolutely everything before you compare and remember that the cheapest is not always the best!
  • Regulator: Always choose a conveyancer that is regulated, insured and fully qualified. Ask for this information up front before you proceed.
